Strategies for Zumer Employers: Boosting Attraction and Retention of Personnel

Revised Article:

In today's tight labor market, IT specialists and construction workers are particular about their work environments, favoring bright, vibrant, and comfortable offices that prioritize employee comfort. However, crafting an ideal office comes with a hefty price tag, leading to a conundrum for employers. The solution? Serviced offices could be the jack-of-all-trades solution for large or high-tech companies.

Serviced offices offer fully equipped workspaces as a hassle-free solution, complete with added perks such as lightning-fast internet, cleanliness, and more. These workspaces can exhibit creativity, ergonomics, and cutting-edge technology, tailored to the client's preference and operational needs. Serviced office operators, or these so-called guardian angels, handle the nitty-gritty – from designing and constructing spaces to handling day-to-day issues.

However, the office market is experiencing a dearth of suitable spaces. Most available spaces for rent or purchase come as bare concrete walls, requiring hefty investments to transform them into functional offices. The serviced office segment accounts for only 2% of the total offer, with "Business Club" managing about half of it. Presently, we manage 50,000 sq.m with zero vacancy.

With this market gap in mind, we've shifted our focus from just being serviced office operators to becoming developers as well. Our portfolio includes a general contractor, a fit-out company, and cleaning and management companies, ensuring seamless and timely delivery of turnkey projects to clients. Last year, our turnover reached a whopping 6 billion rubles, surpassing the average scale of a typical Moscow office developer.

Our project guidelines, a 500-page manual, cover a multitude of aspects, from forbidding depressing wall colors (yellow, red, and black) to ensuring optimal employee seating for effective communication. We're thrilled to see our projects catalyzing a shift in employers' mindsets, encouraging them to focus on workspace quality to attract and retain top talent.

A common misconception is that renting a serviced office is exorbitantly costly. To debunk this myth, we offer assistance to companies in analyzing their current office space expenses. You'll be surprised to see that shifting to a serviced center could actually save on each workstation, particularly for large corporations. On the other hand, smaller companies often rely on their friendly neighborhood handyman, who juggles multiple roles including that of the service operator and maintenance company.

At present, we are focusing on building headquarters. We've noticed a significant demand for them from both large corporations and government structures. While these clients would prefer leasing such properties, developers, hit by current project financing costs, prefer building them for sale, usually on a bespoke basis.

Lastly, artificial intelligence is poised to disrupt the office market. We anticipate AI to handle all requests – from fixing a blown fuse to issuing access cards – and even take on some HR duties, like monitoring employee activities via cameras and providing monthly productivity recommendations.

By capitalizing on these benefits and trends, large and high-tech companies can bolster workforce flexibility while preserving organizational harmony.

  1. In the serviced office sector, businesses and high-tech companies can find a versatile solution to their workspace needs, as serviced offices provide fully equipped workspaces that cater to clients' preferences and operational needs.
  2. Operations such as designing, constructing, and managing day-to-day issues are handled by serviced office operators, acting as guardian angels in the process.
  3. Despite the need for more suitable serviced office spaces, the segment only accounts for 2% of the total offer, with "Business Club" managing about half of it.
  4. Embracing a multi-faceted approach, serviced office operators are now expanding into developing properties, encompassing general contractors, fit-out companies, cleaning, and management services, ensuring timely delivery of turnkey projects.
  5. Renting a serviced office may not be as costly as perceived; an analysis of current office space expenses can reveal savings, particularly for large corporations.
  6. Artificial Intelligence is set to revolutionize the office market, potentially handling various tasks from basic maintenance to HR duties, creating a more efficient and harmonious work environment.
Most businesses that shifted to remote work due to the pandemic have started bringing employees back to physical offices. This surge in office returns has led to a heightened preference for office spaces that resemble a comfortable home environment, yet maintain the presence of colleagues.
